Estimate the construction cost

The system uses your state's CUB Sinduscon × area × standard (low, normal or high-end residential, commercial) to calculate the total estimated cost.

Set the percentage

The CAU table suggests 5-9% for a complete architectural project. You adjust by stage, preliminary study 1-2%, schematic design 1.5-2.5%, and so on.

SINAPI to budget the build

When you also price the execution, you get SINAPI updated by state for each service. Configurable BDI.

Monthly updates

CUB and SINAPI update automatically, so your proposal never uses an outdated value.

Frequently asked questions

What percentage of the construction should I charge?

CAU range: 5-9% of the construction cost for a complete architectural project. For small residential builds, some firms charge 10-12% (to offset a proportionally higher fixed cost). For large builds (above R$ 1M), it can drop to 4-6%.

SINAPI or Sinduscon (CUB), which one should I use?

CUB for a quick estimate of the total construction cost (average R$/m² by standard). SINAPI for a detailed construction budget (price per input, composition). Limify uses both: CUB for the fee calculation, SINAPI when you also price the execution.

What if the client does not have a defined lot yet?

You use the average CUB for the build standard they want (high-end residential, mid-range) × the area they want. Once the lot is set and the final area is adjusted, Limify recalculates in seconds. There is no need to redo the proposal, it is an incremental update.
