Real construction value pricing

Your project as a % of what the build will cost

Limify calculates the real construction value using the Sinduscon CUB table or SINAPI for the state where it will be built. You set your project's percentage over that value. Precision based on official data, not guesswork.

In practice

What it looks like inside Limify

Calculation base (CUB or SINAPI), area, and build and project standards.
Calculation base (CUB or SINAPI), area, and build and project standards.
How it works

4 steps from brief to proposal

01

Pick the base and date

Sinduscon/CUB by build standard or SINAPI/IBGE. Reference month/year and the state where the build will happen.

02

Enter the area

The build area directly impacts the base value. Change the area and the value updates in real time.

03

Set the standards

Build type (commercial, residential, special), standard (low, mid, high) and project standard (R-1, PP-4, R-8, R-16 or custom).

04

Apply your percentage

Your architecture, engineering or interior design fee as a % of the real construction value. Ready for the proposal.

FAQ

Frequently asked questions

What's the difference between CUB and SINAPI?

CUB is the basic unit cost per m² published by each state's Sinduscon, by build standard. SINAPI is the official average cost of civil construction, from Caixa/IBGE. Limify brings both and you choose the base.

What percentage should I charge over the build value?

It depends on the project type and scope. The market usually works in ranges by complexity; Limify calculates the real construction value and you apply your percentage.

What if this month's index isn't out yet?

Limify shows up to which month the official indexes are available and uses the latest published. When the new one comes out, you update the date and the quote recalculates.
